Correction
A big thank you to Sabin Seidel with Westcor for catching my dyslexia in action on the FinCEN Reporting post this past Wednesday. This the power of a crowd-sourced exchange of knowledge and information in action and exactly what the Wicked Title Forum is all about!
To everyone else, my sincerest apologies. In the video, I mixed up my transferor with my transferee and stated that the reporting is necessary if the seller is an entity or trust. In actuality, the reporting is necessary if the BUYER is an entity or trust. I've published a corrected video and double checked the article and the downloadable Easy Kit to ensure the information is correct everywhere.

Since we've been talking about FinCEN, I also want to remind everyone of the new FinCEN Beneficial Ownership Information Reporting Requirement. If you are a state licensed insurance company or producer (ie Underwriter or Title Agent) you probably qualify for an exemption. But for all of my Notary Closers, Attorneys, Software Companies, Outsourcing Vendors, and other small businesses, this is for you. You only have to file this report once, but you must do it by January 1, 2025. So if you haven't done it yet, now is the time! Here is what agents across the country had to say…
A1: Most clients are happy to accept wire transfers instead of checks. For those who need checks, I have local notaries print on check stock and mail them for a fair charge.
A2: Checkbook.io offers better security than Deluxe and allows recipients to choose how they receive funds (print or ACH). They also mail checks directly for a small fee.
A3: Some services, like Deluxe Payment Exchange (DPX), offer electronic check options, though some banks charge small fees to deposit them.
