Understanding the Intersection of Rate Cuts, Rising Mortgage Rates and What to Expect over the next 6 months
Fed easing hasn't led to lower mortgage rates, with the 30-year fixed rate rising since the first rate cut. Here's what you need to know:
Two weeks ago, the average rate slipped to its lowest level in two years — 6.08%. It was below 3% in September 2021
The average rate on a 30-year mortgage is still well below the 7.22% it hit in May, its 2024 peak
Average mortgage rates often rise and fall with inflation. But even though inflation is going down, other economic factors are at play. The strength of recent labor data, the bond market, escalating geopolitical conflict and the presidential election add some uncertainty and seem to be outweighing any potential improvements in mortgage rates for the time being. Weaker economic data in the coming months combined with additional Fed rate cuts will help put downward pressure on mortgage rates again.

Question:
HOW DO YOU INCREASE THE CAPTURE RATE FOR PRIOR PROPERTIES THAT YOU CLOSED?
Does anyone know of a software that would notify you when a property is listed on the market which you closed previously?
Is there any software that would integrate with our closing software to do so?
Answers:
A1: Binders: For investor clients flipping properties, a title binder is often issued instead of a full title policy. This binder, typically 10% of the policy premium, is valid for two years and allows investors to only pay for any increase in policy premium when they flip the property. It streamlines the process and encourages buyers to stick with the same title company, making it a useful tool to grow business with repeat investor clients. Always confirm details with your underwriter.
A2: Title offices across the country are winning more orders by leveraging the data in their prior policies. Hot Title Leads from Razi notifies you the instant a property you have a prior policy for goes back on the market.
